• Worked with buyer to successfully underwrite and acquire an under performing mixed use coastal asset in Downtown Oceanside.


  • Task: Identify where value could be added in the multifamily component (16 units) and advise on the under-market retail leases to
    value and return on equity.
  • Challenge: Dated upgrades in the units and deferred maintenance on the exterior. Retail component (4 units) needed new leases converted to NNN format to maximize net operating income.
  • Result: Well positioned fully stabilized mixed use coastal asset with an increase in value of over $1.25M in 18 months.
